The Shepherd Village Continuum of Care project began in 1998 with the development of an overarching vision to transform a disparate group of buildings into a unified seniors’ community campus connected along an internal Village Street.

The phased implementation plan includes: the design and construction of Shepherd Lodge, a new, seven-storey, 252-bed, Long-Term Care (LTC) facility built adjacent to the existing building; the renovation of the Shepherd Terrace, a retirement and assisted living facility; and the renovation and modernization of Shepherd Manor, an 11-storey rental apartment building. Finally, a Health and Fitness Centre completes the envisioned Village Street, a ‘main street’ where residents and people from the neighbourhood, can access amenities and cafes.

All phases were delivered as Architect Managed Projects (AMP), with the first phase coming in on-time and one million dollars under budget. As a result, the client was able to proceed immediately with the proceeding phases. Our approach expedited the project schedule and met construction challenges while keeping the existing building fully tenanted and minimizing the impact of construction on existing residents.
