Shepherd Manor continued our ongoing partnership with Shepherd Village, Toronto's largest not-for-profit seniors' community, where we have been working for over 25 years to create a unified campus of care. This 11-storey seniors' affordable rental building renovation, successfully delivered using our Architect Managed Project (AMP) approach, demonstrates our expertise working in occupied buildings, where maintaining residents' quality of life during construction is paramount.

The building required comprehensive structural and aesthetic updates while keeping all 273 suites occupied throughout the renovation process. We developed a floor-by-floor renovation strategy using a top-down implementation plan that maintained a safe living environment for residents during the entire 3.5-year construction period. Each floor's renovation took approximately four months, with residents moving only once during 'no work' periods to clear the next construction zone.

AMP Approach

This complex project required careful coordination to maintain residents' safety and comfort while modernizing an aging building. Our AMP delivery maintained direct control over scheduling, safety protocols, and resident communication throughout the extended construction period. In addition, it provided us with the flexibility to add additional building improvements, including balcony restorations, during construction.
